Kochouseph Chittilappilly’s business journey is entering another significant chapter, with Veegaland Developers preparing to enter the capital market through an initial public offering (IPO).

The proposed listing would mark a major milestone not only for the real estate company but also for Chittilappilly, whose entrepreneurial portfolio already includes two listed businesses — V-Guard Industries and Wonderla Holidays & Amusement Parks.

If the IPO proceeds as planned, Veegaland Developers would become the first real estate company from Kerala to be listed on the stock market, adding another landmark to Chittilappilly’s nearly five-decade entrepreneurial journey.

From electrical protection to entertainment and real estate

Chittilappilly built his reputation by creating businesses around two recurring principles: differentiation and trust. His best-known venture, V-Guard, grew from an electrical protection products business into a widely recognised consumer brand.

The next major leap came with Veegaland, an amusement park project that introduced a large-scale entertainment destination to Kerala. Construction began in 1997 and the park opened to visitors in 2000. It was subsequently developed under the Wonderla brand, eventually expanding into a larger amusement park business.

The projects also gave Chittilappilly extensive experience in construction and engineering. The development of amusement parks involved specialised work spanning large-scale structures, landscaping, water storage and treatment systems, hydraulic installations, safety systems and other complex infrastructure.

That experience later became the foundation for his entry into real estate.

Veegaland Developers takes shape

In 2011, Chittilappilly entered the real estate sector with Veegaland Developers, bringing together a team of experienced managers and engineers who had previously worked with him on construction projects.

The company adopted the Veegaland name, drawing on the public familiarity associated with the original amusement park, while positioning itself around the promise encapsulated in the brand line, “The Name You Can Trust.”

From its early projects, the company placed emphasis on transparency, quality, construction standards and customer-oriented processes. Its approach also included practices such as tax-compliant billing and cashless transactions from an early stage.

The company says it has completed and handed over 10 projects on schedule, while construction is currently progressing on 12 projects across different cities in Kerala.

A focus on biophilic living

One of Veegaland Developers’ key themes has been the integration of nature into urban residential projects.

Its “Biophilic Living” approach focuses on designs that maximise natural light and ventilation while incorporating greenery and measures aimed at conserving water and energy. Solar power systems, electric vehicle charging facilities and materials intended to reduce long-term maintenance requirements form part of the company’s approach.

The developer later expanded this concept through its “Biophilic Lux Series”, targeting the premium residential segment with greater emphasis on privacy, connectivity, amenities and contemporary lifestyle features.

Veegaland Floor in Edappally, Kochi, was introduced as the first project under the luxury series. The company subsequently launched Veegaland Luvia Garden in Thiruvananthapuram, located close to major commercial and technology hubs.

Building a record in safety and construction

Veegaland Developers has also received recognition for construction quality and safety practices.

Its first project, Veegaland Green Clouds, received two honours at the 2016 Mathrubhumi Property Awards — an award in the Super Luxury category and a Special Jury Award under the Green Habitat category.

Several subsequent projects have received National Safety Council awards. These include Veegaland Kings Town in Thrippunithura in 2020, Veegaland Kings Fort in Aroor in 2021, Veegaland Exotica in Edappally in 2023 and Veegaland Tejas in Ayyanthole, Thrissur, in 2024.

Veegaland Kings Fort also received UltraTech’s Outstanding Concrete Structure Award in 2023.

A new corporate chapter

The planned IPO represents a strategic progression for Veegaland Developers after 15 years of construction activity.

Chittilappilly has already taken two of his major ventures through the public-market route. Bringing Veegaland Developers into the listed-company ecosystem would therefore extend a model that has already been established through V-Guard Industries and Wonderla Holidays & Amusement Parks.

The company has also strengthened its board with professionals from banking, finance and investment backgrounds. George Joseph, former Managing Chairman and Director of Syndicate Bank, has taken charge as Chairman and Independent Director. Saraladevi, who brings 37 years of experience in banking and finance, serves as an Independent Director, while financial expert Dr Vijayakumar, with more than 15 years of experience in the investment and financial sector, is associated with the board.

Growth plans ahead

Veegaland Developers is now preparing for its next phase of expansion. A new luxury residential development is being planned in Kochi under the Biophilic Lux Series, while the company is also looking at launching a premium residential project in Kozhikode.

For Chittilappilly, the potential listing represents more than another corporate milestone. It brings together several strands of his entrepreneurial career — brand building, construction expertise, customer trust and long-term business expansion.

If completed, Veegaland Developers’ market debut would give Kerala’s real estate sector a new presence on the public markets while adding another chapter to the business legacy built around the “The Name You Can Trust” philosophy.
